New construction loans are a certain type of home loans that allow you to receive the financing necessary to partake in the construction of a new home.  There are three main ways to finance a home  construction project:


Single-close CTP
Double-close CTP
Construction End-loans


Single close CTP loans are the most common and cost-efficient type of construction loans.  With these, homeowners can qualify and close with one application.  This loan provides funds as needed during the construction phase, and is then converted to a permanent, fully-amortized mortgage at the time of completion.

Double-close CTP loans is a traditional form of construction loans that actually provides two separate loans: a temporary, interest-only construction phase loan to build the home, and a permanent, fully-amortized mortgage when the home is completed.  This is more expensive than a single-close CTP loan.

Construction End-loan: A permanent mortgage loan that does not contain the construction phase feature.
